Guests Terms and Conditions
The standards in Peru are the following:
The published price on our website for Short Term apartment rentals, from 3 nights to 6 months, includes all the utility costs such as electricity, water, gas, internet & cable, and Building Service charges. The price does NOT include making telephone calls from the apartment telephone, which are made using a prepaid calling card. The Security Deposit, Bank Charges, and Final Cleaning Fee are also not included in the rental price. Please let us know in advance If you require a car parking space during your stay to confirm availability.
Some Apartments have Special Weekly rates. Please check the apartments comments to see which one offer it. Like most apartment rentals companies, the monthly rate is base on 28 nights.
Apartment Club Peru requests at least 24 hours notice after receiving a reservation inquiry to confirm if a property is vacant for the booking from the landlord.
Please be aware that there is still much building construction going on in Lima. This plus heavy traffic in certain areas makes for high noise pollution. Apartment Club Peru cannot be held responsible for this unfortunate inconvenience.
Apartment Club Peru charges a Service Fee of $ 20 per Reservation.

From the start of the reservation, the Guest agrees and accepts all the Apartment Club Peru Terms and Conditions.
Making a Reservation
The guest(s) will provide all relevant information including full name as shown on official ID, date of arrival and departure, the number of sleepers and the property they wish to reserve. The person who makes the reservation must be of legal age in their country of residence and guarantee to be financially responsible for the payment of the contracted services.
The number of guest(s) sleeping in the apartment during the rental must include the children.
Within 24 hours, you will receive an email from Apartment Club Peru confirming the availability status of the selected apartment for the requested dates.
Depending on when the guest makes a booking inquiry,
Bookings inquiries more than 14 nights before the arrival date will be required to pay 25% of the total rent to guarantee a reservation. The outstanding amount to be paid 14 nights before arrival.
Bookings inquiries less than 14 nights to the arrival date will be required to pay the full amount of the booking to confirm a reservation.
Apartment Club Peru uses PayPal credit card services to process the charges.
Booking inquiries for less than three months stay.
The guest will pay for the reservation within 24 hours of receiving Apartment Club Peru availability email confirmation. We will add bank charges of 8% for Credit Card payments. The Banking Charges are non-refundable. All payments to Apartment Club Peru are in US Dollars using PayPal credit card system.
Booking inquiries for more than three months stay.
Apartment Club Peru uses the rental practice of requiring three months rent on arrival (the 1st and last month's rent plus 1-month Security Deposit). The guest will pay the Guarantee Deposit within 24 hours of receiving confirmation from Apartment Club Peru. We will add bank charges of 8% for Credit Card payments. The Banking Charges are non-refundable. All payments to Apartment Club Peru are in US Dollars using PayPal credit card system.
In the case of a bookings more than 2 months rent, arrangements will be made between the guest and the landlord for outstanding monthly payments.
The Rental Agreement is between the guest and the landlord or the administrator of the property. The Rental Agreement represents an agreement between both parties and that the guest understands and agrees to the Apartment Club Peru Terms & Conditions on its website.
At the time and date of the guest's arrival, the landlord or an agent will be waiting for them at the rented apartment. At this time, the following steps will take place:
The guest will sign the Rental Agreement, and a copy will be handed over. The guest(s) will need to present a photocopy of their ID card(s) or passports.
During check-in, the guest will receive information regarding the property, the zone, emergency telephone numbers and other relevant information that may help to make their stay more comfortable.
If any information provided by the guest(s), in the reservation form or the signed contract is found to be false; or if there are guests staying in the apartment are not registered, the landlord will proceed with eviction, the guest thereby losing all rights to restitution of payment(s) made.
On the day of check-out, the guests must leave the apartment in the same condition in which was found on arrival.
The landlord and Apartment Club Peru will not take responsibility for the loss of any items of the guest(s) during their stay in the apartment.
When the guest has checked out of the rented apartment, the landlord and Apartment Club Peru will not take responsibility for lost or forgotten objects at the property.
Apartment Club Peru offers smoking and non-smoking apartments; therefore, it is completely forbidden to smoke in the non-smoking apartments.
Not to use the apartment for any purpose that might threaten the safety of the building or other Residents.
The rental apartments are only to be for residential purposes only.
Not to allow dangerous and illegal activities.
Not to allow animals in the apartments unless otherwise agreed in writing by the Apartment Owner or Apartment Club Peru.
To keep the apartment clean and not to waste or misuse any utilities, appliances or part of the apartment or common areas of the apartment building.
To notify the landlord and Apartment Club Peru in writing of any conditions that may cause injury, require repair, or affect the habitability of the rented apartment and the common areas of the building.
Not to use or store, generate or dispose of on or near the apartment or any garage or storage locker any flammable, explosive, or environmentally hazardous substance.
Not to use the apartment, common areas, or areas surrounding the apartment to manufacture, sell, give away, barter, deliver, exchange, distribute, or possess any illegal drugs, controlled substances.
Not to engage in any nuisance or disturbance activity. Guests accept and agree to use their rental apartment responsibly. Any behavior contrary to accepted standards of conduct and public order will cause the landlord or Apartment Club Peru to ask the client to leave the apartment without compensation or reimbursement.
Not to have excessive numbers of visitors or frequent visitors.
The apartments offer Wireless Internet access (without charge) that allows clients to connect to the Internet. Clients are required to comply with the security policy of the apartment's Internet service provider and the rules for the use of security resources whose purpose is to prevent the illicit use of computer resources and to avoid any action that could undermine the effectiveness of these resources.
Violation of any of the above agreements by the tenant, the tenant's family members, guests, or any third person may be grounds for eviction.
The guest will have to pay in addition to the rent, a Security Deposit determined by the landlord and this may vary based on the total amount of the stay (minimum $ 150 / maximum one month's rent). This Security Deposit will be refunded 2 business days after check-out after a review of the apartment by Credit Card refund. In the event the apartment or any of the furnishings are damaged, the guest(s) will agree to pay compensation. Any damages by the guest(s) to the common areas of the building will also require payment.
In case the Security Deposit does not cover the full cost of damages for any or all items, the guest(s) agrees to pay the difference immediately in cash or by Credit Card on request by the landlord or Apartment Club Peru.
Apartment Club Peru cannot be held liable for any disputes regarding the return of the Security Deposit. The matter is between the guest(s) and the landlord.
As part of the reservation process Apartment Club Peru will ask for either a passport number & country of issue or a DNI to be entered into the Rental Agreement. It is also required by the Building Security Administrations to know who is staying in the apartment. On arrival, the guest(s) must provide a photocopy of their ID or Passport, which must match the information provided when confirming the reservation.
Visa and Insurance
The country's Policies, Rules & Regulations related to Passport, visa, insurance and health requirements for visitors are subject to change at any given time, and it is the guest(s) responsibility to check the current/existing status before arrival. It is the guest(s) responsibility to keep their passport, travel documents, insurance policies and medical records intact and valid for travel. Apartment Club Peru and the landlord are under no obligation to assist the guest(s) in obtaining valid travel documents.
The landlord can refuse to accommodate the guests if they do not have a valid visa and entry permit, and if such an event occurs, the landlord will not be liable for any refunds or compensation. The landlord and Apartment Club Peru are unable to accept any liability for any delay in the guest(s) arrival, whether adverse weather conditions cause the delay or cancellation, the action of air traffic controllers, the action of airport authorities or governments, the rescheduling of times by the airline, mechanical breakdown, strike or industrial action or otherwise. In such circumstances, the guest(s) is responsible for having the necessary insurance policy to cover their losses.
The apartment rental cost does not include any personal insurance cover of any kind. We recommended that insurance is taken out against any cancellation, personal and medical.
Apartment Club Peru or the landlord cannot be held responsible for any personal injury that may happen during the guest stay.
Number of Occupants
The total number of guests staying at the property may not exceed the number of sleeping places specified in the promotional material. The landlord and Apartment Club Peru reserves the right to refuse entry or evict the entire party if the number of persons occupying a property exceeds this number.
If the total number of guests exceeds the amount stated in the reservation and no permission has been granted to exceed the capacity of the property, the landlord and Apartment Club Peru reserve the right to terminate the booking and levy a charge as it will be considered an amendment by the guest(s). No compensation will be due from the landlord or Apartment Club Peru because of cancellation or termination based on exceeding occupancy limits.
The Rental Agreement is between the landlord and the guest(s). Corporate rentals and any added paperwork are subject to review by the landlord and Apartment Club Peru. Extra expenses such as telephone, cleaning services, additional linens, and maids or cooks will be not included in the Rental Agreement.
Based on local tax laws, Peruvian citizens (and foreigners staying more than 59 days in Peru) must pay an additional fee of 18%. To be exempt from this 18% additional fee (IGV), a copy of the immigration card and passport must be presented. Please note both documents are required for fee exemption. Guests who are not able to submit both documents will be required to pay the fee. This fee is not automatically calculated in the total costs for the reservation.
The Peruvian law demands that a Rental Tax of 5% of the total value of the rent be pay to the State. It is the responsibility of the apartment owner to collect it and pay it. If the apartment owner requests this payment, then Apartment Club Peru will add the amount to the guest bill to pay.
Apartment Club Peru does not issue Company Expense Invoices only a copy of the Tenancy Agreement. Please contact us for more information.
Final Cleaning Fee
The apartment will be clean before the guest(s) arrival. A standard charge of $ 30 is added to the rent to cover the apartment cleaning when the guest leaves. Before leaving, the guest(s) is obliged to leave the apartment in perfect conditions, and all the rubbish must be taken out and removed. If not, there will be an extra cleaning charge.
Arrival and Departure
Standard CHECK-IN TIME: (After 3 PM) If the guest(s) wants to occupy the apartment before the standard check-in time, they will need to request this before arrival, and they may have to pay an additional charge.
Standard CHECK-OUT TIME: (Before 11 AM) If the guest(s) wishes to depart after the standard check-out time, they must request this before the departure date, and they may have to pay an additional charge.
Departures between 11 AM - 6 PM, an additional half a night charge.
Departures after 6 PM, an additional full night charge.
This service is subject to availability.
During check-out, the guest(s) will return to the landlord or an agent, the keys and any other supplied items.
The cost for replacement of lost keys or damaged locks is applicable and a total amount of $ 20 for lost keys and $50 for lock replacement to be paid immediately.
In some cases, the Guests may arrive earlier than the Standard Check-In time or wish to depart after the Standard Check-Out Time. Depending on availability, the Property Owners might be willing to hold luggage. In some buildings, the Security / Porter may also help and keep the bags for a short period. In both cases, neither the Property Owner of the Security / Porter of the building can be held responsible for any damage or loss to either the contents in the luggage or the luggage itself. The Rental Agreement cannot be extended without prior consent from either the landlord. If the guest would like to extend their stay, they must contact Apartment Club Peru to check on the continued availability of the apartment. A new Rental Agreement will need to be signed, and there may be some modifications, including possible changes in the rate and potential booking charges based on the length of the extension.
Apartment Club Peru has taken care to ensure the accuracy of all information and descriptions contained in its website, brochures and promotional material at the time prepared, Apartment Club Peru will assume no responsibility for any errors or omissions that may occur.
Apartment Club Peru shall not be liable with regards to any difference of opinion as to the condition or quality of the properties, or the surrounding area, nor for temporary defects or stoppages of any utilities. Our photos are recent, but features may not always appear as pictured or described due to normal wear and tear, changes in furnishings between audits.
Apartment Club Peru also reserves the right to change the published information on the website at any time, including prices, descriptions, and photos.
Apartment Club Peru will either increase or decrease the rates depending on what is happening in Lima regarding Special Events.
Apartment Club Peru Loyalty Card offers members reimbursement of their Taxi charge from Lima Airport (Jorge Chavez International Airport) to their rental apartment on their 4th stay with Apartment Club Peru.The applicant must have a confirmed and paid reservation with Apartment Club Peru. The offer is only for a 12 month period. The offer only covers up to the value of $25 for the taxi charge that will be reimbursed to the member after providing a receipt or confirmation from the taxi driver. Apartment Club Peru must be notified in advance that the member is taking up the offer prior to arrival.
Should any problem occur with the property, the guest(s) must immediately (within 24 hours) notify the landlord and Apartment Club Peru directly. The guest(s) should allow the Landlord a reasonable time to remedy the problem. Vacating the property without the landlord or Apartment Club Peru authorization does not constitute an adequate cause for a refund. The guest(s) books a rental property in Lima with the understanding that there are cultural, architectural, economic and natural differences from the other parts of the world including traffic and construction noise that Apartment Club Peru has no control over.
Apartment Club Peru cannot be liable if the services of a rented building are either not working or on maintenance, such as the elevators, swimming pool or the gym.
If a confirmed reservation is cancelled more than 14 nights before arrival, the Guarantee Deposit will be refunded. The Banking Charges are not refundable. Apartment Club Peru will refund the Credit Card payment using PayPal within 3 working days. Any addition bank charges will be paid for by the guest.
If a confirmed reservation is cancelled less than 14 nights before arrival, there is no refund of any payments made.
Any cancellation or termination by the guest during the rental period will be a Breach of Contract, and no payment will be refunded.
If the Landlord cancels a confirmed reservation prior to arrival Apartment Club Peru will try and offer the guest an alternative apartment for their stay or give a full refund of the rent paid.
If in the case the guest(s) feels that on arrival the apartment that they have reserved is not up to their level of expectation, the landlord will be contacted to discuss either a fix, a refund or a move to another apartment. Apartment Club Peru cannot be held responsible for any decisions made by the landlord.
In case of a No-Show (a reservation not cancelled by email, and the guest(s) does not arrive), Apartment Club Peru will charge the whole amount of the Guarantee Deposit payment and Banking Charges, and there will be no refund.
The guest(s) acknowledge that Apartment Club Peru does not own any rental accommodations and undertakes only to present the property for potential rental through Apartment Club Peru website. As such, Apartment Club Peru shall not be responsible or liable for any accident, loss, damage, injury, or inconvenience arising from the rental, except in so far as that occurrence is caused by the direct negligence of Apartment Club Peru. All claims of accident, loss, damage, injury or inconvenience are acknowledged to be solely between the guest(s) and landlord. Apartment Club Peru does not accept liability for any loss or damage caused by weather conditions, riot, strikes, sickness or any cause beyond its control.
Apartment Club Peru and the property owners cannot be held liable for situations arising outside of their control ("Force Majeure"). The following definition is the basis of the term "Force Majeure", which means any event the landlord or Apartment Club Peru could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, acts of God, acts or regulations of any governmental or supranational authority, fire and all similar events outside our control.
At the time of entering the online registration form, you are required to submit personal information. Your details will be kept confidential and used to support the relationship between Apartment Club Peru and the landlord. Apartment Club Peru, continuously, endeavors to protect your personal information by implementing appropriate security procedures
If an Apartment Owner brings any legal action against the guest(s), the guest(s) must pay the landlord's actual attorneys' fees, court costs and related expenses even if rent is paid after legal action is started. If the landlord any collection firm or agency, the guest(s) shall be responsible for additional amounts equal to the percentage collected by any collection firm or agency, whether legal counsel is retained, or attorneys’ fees are incurred.
Apartment Club Peru and its guest(s) agree that the Apartment Club Peru Terms and Conditions and the Rental Agreement shall be governed by Peruvian law and that exclusive jurisdiction over all disputes shall be in the courts located in Lima, Peru.
